Our Monthly management fee is payable monthly when the rent payment is received. It is automatically deducted from your account at the time the rent payment is posted. However, since one of our jobs is keeping your property occupied we will not take our management fee as long as your property is vacant.
Rent Collection
Rent is considered late if received seven (7) days after the due date. Late notices are sent on the 7th day and removal proceeding are initiated if the tenant does not make immediate arrangements for rent payment. If removal proceedings are considered necessary we have personnel to appear in court proceedings thus saving you the cost of an attorney.
Accounting Services
We do all the bookkeeping chores for you. Our computer system keeps complete, accurate records of every income and expense that effects your property. Our convenient monthly statements provide you with a full, itemized record of all transactions. Our end of year statements Provide you with a full, itemized record of all transactions. Because we are computerized, we can meet your individual needs, including budgeting, itemized summaries for tax preparation, and other unique services.
Investments
At B&B Property Management we know your property is an investment and we do our best to maintain it in the best possible condition.
Although we are not a sales company we do work closely with several local realtors. Selling to an existing tenant can greatly decrease the cost of a sale. Also the property repair required by a sale can be closely monitored and reduced saving you money and increasing your profits from the sale.

It is an advantage to the owner of a rental property to have a manager take care of their property because there is a buffer between the owner and the renter. The Manager being this buffer can be stricter with the tenants than most owners. We have heard all the stories why people can't or won't pay rent and simply say we are sorry but the owners have obligations. There are times with the owners permission that we work with tenants that are in a temporary bind. We are in business to protect the owners from tenant hassles while working to bring in the optimum rent.
